Land Plot Description OBJECTIVE:
LOCATION: Currently, SC Delorian Group SRL is designing a Residential Project that will comprise an approximate number of 1,000 dwellings. This project will also include enough retail space and other common facilities to satisfy the needs of its residents. The project will be focused on the construction of apartments and it will meet Western European standards.
OBJECT AND PROPRIETOR: A land plot of 50.000 square meters of surface The entire surface is “Intravilan” meaning that it is comprised within the PUG (Bucharest General Urbanistic Plan)
LOCATION The land plot is located between the Street Soseaua Gheorghe Ionescu Sisesti and Lake Grivita (near Lake Herastrau). Access to the land plot can be achieved though the DN-1 road or through Bucuresti Noi
PUZ URBANISTIC ZONAL PLAN The 50.000 m2 plot is part of a 10-hectare area for which a PUZ was made in 2002 In 2006, Delorian Group started a new PUZ of the area. This PUZ will be approved in September 2007 The PUZ classifications (e.g. M3, L3a, and V4) embody all the project-design parameters that have to be taken into account such as H-maxim, POT-maxim and CUT-maxim.
For more information on these issues, refer to "REGULAMENT LOCAL DE URBANISM - MUNICIPIUL BUCURESTI" LARGE ROAD – QUICK ACCESS: This diagonal road crossing the PUZ will represent a quick access into the city that will come from the North, through Bucharest ring road and into Boulevard Poligrafiei. Current / approaching European Union’s structural funds will turn this quick access into a very favorable reality for the area enabling residents to access the city center within 5 minutes.
The surface needed to build this road has to be respected in every PUZ of the area and no permanent construction can be built. Nevertheless, green areas, small constructions and other structures can be built temporarily as long as the owner commits his/herself to remove them, at his/her own cost, once the land where they stand needs to be used by the Town Hall.
SERVICES AND UTILITIES: Currently, the street Soseaua Gheorghe Ionescu Sisesti is being developed by the local Town Hall. Final reception of the public works is estimated to take place within 6 months. The Town Hall is building a 4 lane road that comprises gas, sewage and water pipes that have already been placed along the street. SC Delorian Group SRL has created its own access to those services by attaching the largest available water and sewage pipes (1 and 2 units respectively) to the main source in the street and bringing them into the plot of land. The aforementioned pipes have been brought to the land plot under the soil and access to them is offered through privately owned outlets or drains (1 outlet for water and 2 outlets for sewage).
PROJECT AND PHASES: The development will comprise 4 phases: Residential 1 & V4 Residential 2 & V4 Mixed Area 1 Mixed Area 2 Phases will overlap each other depending on sales rhythm.
