 At first sight , is very simple: you see it, you like it, you buy it. In fact you should know that exist some markers which will make you choice easier. Is good to know, from the beginning what is the land destination. If you only want to buy a land as an alternative of banks accounts , the location is essential.
Mostly the biggest real estate companies are making periodical prices evolution analyses. First of all we must find out the areas where the prices evolution has preserved an ascendant trend.
Fortunately, around the Bucharest still exist lands with a good prices evolution in the last couple of years. If the acquisition of a land is for an office building or a villa construction, beside the location, another essential element must be pursued.

Even if the low does not oblige you to solicit an urbanism certificate when you buy the land, is good to know what it means. The urbanism certificate contain two important articles: the juridical regime and technical regime.
The technical regime usually defines the three parameters provided in the General Urbanity Plan: Height regime, Land Occupy Percent and land Utilization Coefficient. Those parameters are related the real value of the land , so can be stabilize what may be built up on the land.
At the moment you would like to buy a land , before taking any decision, you must take an important decision regarding you future, so resort or not to a specialist services.
