Romania, and especially the capital has become the main target of real estate investment fro Balkan area. A determined role in financial effervescence which is registering at the moment on the market is given by the international valuable investors. Being sustained by the financial results obtained in 2006, real estate companies has proposed to continue the ascendant trend, so in 2007 to double theirs turnover. Media City Company is enrolling with stateliness into the Top declaring “ If is 2005 the turnover indicator showed 180,000 Euro, 2006 has finished cashing 360,000 Euro and the company target is higher and higher. For 2007 the target is 1 million Euro.
” Media City is very confident that the target will be touch and even pass, considering the turnover for the first trimester of the year, 300,000 Euro. The best results has been registered by the land and letting departments .
Regarding to the general incomes, the letting and lands departments are in an efficient and constructive competition. During the year 2006 and in the first trimester of the year 2007, Media City has transacted land totalizing 30,000 sq. m in South industrial area of Bucharest, in Rosu Village and in the center. The total value of the transactions is over 2,500,000 Euro.
Also, in March 2007 another 2,500,000 Euro transaction has been effectuated. The land with a surface of 6,600 sq. m is located on Iancu Nicolae street and has been purchased by an inland projects developer. The developer is at the second transaction with Media City , due to the fact that its interested has been represented with maximum of professionalism in 2006, when another land where a real estate project was built, has been purchased.
Important realizations series has last with Office spaces letting department. The department represented by Elena Miu and Relu Marin , has realized only in the first trimester of 2007 the relocation of 3 fame companies: Leo Burnett ( Starlink Media), assurance – Allianz Tiriac Asigurari – and auto – Citroen Romania.
Starlink Media is a member of Leo Burnett group, advertising agency which is situated in top 3 in one of the most dynamic markets in Romania – the advertising. They required for a relocation due to the activity extension and the growing of employers number. Media City understood perfectly their requests and has offered them locations which respected the solicited parameters ( near by Nicolae Iorga seat, parking lots inside the yard, easy access to North and central area of Bucharest). After viewing many locations, Starlink Media has chosen Victory House, a B+GF+5F building, with an entire surface of 1,700 sq. m, located in 0 business area of Bucharest ( Buzesti – Titulescu). The office building deadline is July 2007, and has been entirely rent for a 5 years period.
Allianz Tiriac Asigurari S.A. , another resonance name, situated in Top 5 on Life Assurance market, has won the Big Prize – Company of the year – in Market Assurance Prizes. Allianz Tiriac Asigurari S.A. has formulated a very definite request – A class Office building, located near the the main center from Caderea Bastiliei Street, with a surface of min 2,000 sq. m, a request that Media City representatives has understood and respected with maximum accuracy. Citroen Romania, automobile French brand which sale in 2006, 4194 cars in Romania, has established a subsidiary in Romania at the end of April. To rent s space in Romania, the Company appealed to Media City, and this time as well, the company offered to its clients in the shortest time the required location. Citroen Romania has chosen a 420 sq. m space in Johann Strauss Business Center, located near by Floreasca Lake, for a 3 years period.
Also, the residential department intermediated the selling of some particular properties located in North and central area.
Regarding to the incomes the residential department is on the 2nd place after lands and offices departments , their target until the end of the year 2007 being to touch the others departments and even exceed them.
Media City will stabilize its position on residential project market.
